Planning a new steel garage, workshop or storage unit? One of the first questions many people ask is: “Do I need planning permission?”
The answer is… it depends.
In this blog, we’ll walk you through the basics of UK planning rules for steel buildings — whether you’re building at home, on a farm, or for commercial use — and help you understand when permission is (and isn’t) required.
What Is Planning Permission?
Planning permission is official approval from your local council that allows you to build, extend or change the use of a structure. Whether or not you need it depends on a few key factors:
- The size of the building
- Its location (e.g. within your garden, on farmland, or near a road)
- The purpose (domestic, agricultural, commercial)
- The impact on neighbours or the environment
When You Might Not Need Planning Permission
Many smaller or low-impact steel buildings fall under what’s known as permitted development rights. This means you can build them without applying for formal permission, as long as certain rules are followed.
Here are a few common scenarios:
For Domestic Use (e.g. Garden or Home Garage):
You may not need planning permission if:
- The building is for non-commercial use (e.g. personal garage or storage)
- It’s located behind the front elevation of your house
- It takes up less than 50% of your garden space
- It’s under 2.5m high if close to a boundary, or under 4m for a dual-pitch roof further from boundaries
- It’s single storey
- It’s not used as living accommodation
Always be careful near listed buildings or conservation areas, as extra restrictions may apply.
For Agricultural Use:
You may not need permission if:
- The land is 5 hectares (12.3 acres) or more
- The building is for agricultural use only (e.g. storing feed, machinery, animals)
- It meets certain height, size and placement rules
This is known as agricultural permitted development, but it often requires a “prior notification” form to be submitted to your local authority.
When You Do Need Planning Permission
Even small steel buildings may require permission if:
- You’re building in a conservation area, AONB, or near a listed building
- The structure will be used for business or commercial activity
- It exceeds the permitted size/height for your location
- You’re altering access to a public highway
- It could impact neighbours or the environment
